Project Description:
EPD managed entitlements for 140 condos on a 6.8-acre site in Old Town Tustin. Approvals included a General Plan Amendment, Zone Change, Tentative Tract Map, Design Review, and Development Agreement. The project redeveloped an obsolete industrial building adjacent to early 20th century residential neighborhoods.
EPD assisted the City of Tustin in canvassing the historic downtown commercial core and worked with the local chamber of commerce to gain support for the first new residential project in the area in decades, which is pivotal to the City’s revitalization efforts. Whereas initial public comments from the community were largely opposed to the project, through EPD’s efforts numerous residents and business owners in the vicinity spoke in support of the project at the final approval hearing before the City Council. EPD also prepared the Initial Study/Mitigated Negative Declaration and traffic study.
