Project Description:
Located at 630 Batavia in the City of Orange, California, this project endeavor aimed to repurpose existing and vacant light manufacturing structures to meet the growing demand for self-storage solutions in the region. EPD provided a range of services including CEQA compliance, entitlement management, and traffic analysis to navigate the complex regulatory landscape and secure project approval. The project involved the conversion of three buildings on a 3.06-acre infill site into a self-storage facility, totaling 133,372 square feet of storage area.
Our Services:
EPD undertook an Initial Study Mitigated Negative Declaration in accordance with the California Environmental Quality Act (CEQA) to assess potential environmental impacts and propose mitigation measures. Additionally, EPD conducted a trip generation and Vehicle Miles Traveled (VMT) Screening Analysis to evaluate transportation impacts, ensuring compliance with regulatory requirements.
An important part of the project, with EPD engaging in community outreach efforts including mailings to local residents, to solicit feedback and address concerns during the CEQA and entitlement process. EPD assumed responsibility for managing all design consultants and technical specialists, coordinating efforts to streamline the entitlement process and achieve project milestones.
