Scope of Work: Transportation Analyses

Project Description: On behalf of the developer, this project involved the demolition and reconstruction of the existing Porsche dealership at 445 E. Coast Highway. The redevelopment expanded the facility to include a larger showroom, office and retail space, and an increased number of service bays.

Transportation Highlights:
• Queuing Analysis

• Conducted detailed field observations of service drive queuing across multiple typical business days, including weekdays and weekends

• Evaluated existing and future queuing conditions associated with the expanded service operations

• Assessed site design and circulation to ensure sufficient on-site vehicle storage capacity

The analysis demonstrated that all vehicle queuing could be accommodated on-site, avoiding spillback onto Coast Highway and maintaining efficient traffic operations — supporting a smooth entitlement process and project approval.
