EPD staff managed and successfully obtained entitlements, including a General Plan Amendment, Zone Change, Tentative Tract Map, and Site Development Permit, for a 75-unit single-family detached community redeveloping a defunct auto dealership. The project included preparation of a market and fiscal analysis to justify the conversion of commercially-zoned land to residential. Extensive community, business and decision-maker outreach occurred throughout the project, including informational mailers, a project website and community meetings. Following entitlement, EPD processed construction permits for the development.
