Project Description:
EPD prepared a Class 32 Infill Exemption for a proposed four-story self-storage facility on a 1.33-gross-acre site, totaling approximately 152,300 square feet. The project included related on-site improvements and was designed to align with the City’s General Plan and zoning framework.
Our Services:
To support the CEQA exemption and reduce entitlement risk, EPD prepared and managed a comprehensive suite of environmental analyses, including:
Vehicle Miles Traveled (VMT) Screening Analysis
Noise and Vibration Impact Analysis
Air Quality and Greenhouse Gas (AQ/GHG) Impact Analysis
Biological Due Diligence Investigation
Initial CEQA Due Diligence and Justification Memo
By applying EPD’s expertise and integrated, multi-disciplinary environmental planning approach, the project team identified infill constraints early, streamlined the CEQA review process, and delivered meaningful value to both the client and the surrounding community.
