Scope of Work: Transportation Analyses, CEQA Compliance

Project Description: EPD provided integrated environmental and transportation expertise to efficiently advance entitlements for the senior living development.  EPD also managed and peer reviewed the Historic Resource Assessments to ensure compliance with local historic preservation requirements and reduce potential entitlement risks.

Transportation Highlights: The project is situated at a key intersection within the local transportation network.  EPD’s team prepared:
• Vehicle Miles Traveled (VMT) Screening Memo

• Transportation Impact Analysis (TIA)

• Safety Enhancement Memo

• Traffic generation and operational impacts at eight key study intersections

The results helped facilitate project approval and ensured that the senior living development could proceed with confidence given the project’s compatibility with the transportation network and long-range planning goals. Through proactive coordination with the Town of Danville and strategic application of the State Density Bonus Law, EPD helped secure key approvals including the Development Plan, Tree Removal Permit, and project waivers.

Additionally, EPD successfully documented the project’s eligibility for a CEQA Class 32 Infill Development categorical exemption, avoiding the need for more extensive environmental review and helping move the project forward on an accelerated timeline.
