The project involved the redevelopment of two existing 36,500 SF office buildings with a 58,467 SF speculative general light industrial (GLI) facility, including 4,000 SF of office space and 2,500 SF of mezzanine warehouse area.
EPD performed CEQA project management, provided technical analysis, and prepared a Class 32 Categorical Exemption.
Transportation Highlights:
• Traffic Impact Analysis (TIA) and Vehicle Miles Traveled (VMT) Assessment
• Detailed analysis of traffic generation, operations, and level of service (LOS) at eight key intersections within the surrounding network
• Passenger Car Equivalent (PCE) conversion to more accurately account for the operational impact of heavy vehicles
• Traffic Signal Warrant Analysis
The City utilized EPD’s findings to support project approval, ensuring safe, efficient, and sustainable access within one of Cerritos’ key industrial corridors. EPD’s proactive coordination and technical precision helped guide both traffic operations planning and future infrastructure improvements within the area.
