Self-storage continues to fill an important and growing need.

As housing gets smaller and businesses need more flexibility, self-storage continues to fill an important and growing need. More projects are popping up on tight, already-developed sites in built-out cities.

Self-storage is generally a low-impact use, but infill development adds layers of complexity. These sites are often next to sensitive neighbors, have a history of prior uses, and sit within an evolving regulatory landscape.

When they’re planned right, infill self-storage projects offer real benefits:
• Productive reuse of underutilized land in built-out communities
• Lower traffic than many retail or commercial alternatives
• Storage solutions that support residents and small businesses
• Construction jobs and long-term operational employment
• Minimal demand on public services

EPD focuses on early due diligence, clear CEQA strategies, and coordinated technical studies. We help turn land and ideas into places that work for people, businesses, and the communities around them.

We have supported many self-storage projects across Southern California, and recently supported the environmental review and entitlement process for a new self-storage project in the City of Bellflower.
