Temescal Valley Commerce Center
The Temescal Valley Commerce Center is a 139,800-square-foot concrete tilt-up warehouse with up to 5,000 square feet of office space on a 9.2-acre site. EPD entitled and managed post-entitlement construction permitting for the project. The entitlement consisted of a Major Plot Plan approved through a Director’s Hearing.
EPD also prepared an addendum to a Mitigated Negative Declaration, thereby avoiding the need for public comment on the environmental document. Among the required post-entitlement actions completed were the coordination of dedications, management of dry utilities approvals, bond exonerations, final inspections, and obtaining all clearances from local agencies.
