Project Description:
Approved in 2024, the KISS Logistics project is a “build-to-suit” building that will house KISS USA. Founded in 1989 with products available in over 100 countries worldwide, KISS is a global leader in the beauty industry, specializing in professional quality beauty products and treatments. The KISS Logistics building represents the company’s expansion of logistics and warehousing to the west coast to support its global operations.
The proposed building located along I-395 in south San Bernardino, CA, has a ground-level footprint of 650,468 square feet, along with a 5,000-square-foot mezzanine, and is situated on a 29.61-acre site.
The large concrete tilt-up building exhibits a clean, corporate look, several exterior building colors, and meets the sustainable criteria for LEED compliance. The building has been designed to incorporate prominent glass features at each of the corners of the structure. In addition, the sides of the building, which are adjacent to the right-of-way, feature prominent tower elements, concrete accent walls, and decorative windows.
This project required the preparation of an Environmental Impact Report for approval of a Specific Plan Amendment, parcel map, conditional use permit, and site plan approval. This project is notable because the project area is very active with other planned industrial developments that necessitated extensive coordination on the significant offsite infrastructure requirements to address transportation, sewer and water utilities and drainage improvements. In addition, the area has Joshua Trees, which introduced significant complexity due to active legislation changes regarding the evolving endangered species status of the Joshua Tree. This required EPD to evaluate various potential outcomes of the Joshua Tree listing and legislative status and simultaneously accommodate each of these various outcomes through the CEQA process. Finally, the project required thoughtful, implementable mitigation measures to address GHG and traffic impacts.

EPD provided comprehensive traffic analysis, ensuring that the project’s impact on local transportation networks was thoroughly evaluated and mitigated.
