The EPD team partnered with our client to help advance the redevelopment of a 124,352 SF aging manufacturing facility in San Juan Capistrano into a Class A industrial campus.

Our work included securing a Class 2 CEQA Exemption and delivering a comprehensive Traffic Impact Analysis—covering trip generation, intersection operations, and access and sight distance evaluations.

Just as importantly, we collaborated closely with the community and key stakeholders to refine site circulation and proactively address safety and peak-hour concerns.
