Reflecting sensitivity for compatibility to the adjacent established community, Riverpointe is a thoughtfully conceived, 56 detached family home community with resident-serving amenities.

 

💡 This community fills in one of the last remaining vacant properties in the northwestern areas of the city before the Santa Ana River Wildlife Area; therefore, particular attention was focused on the new community’s design, which will lead to a thriving community in a region of Southern California that has much-needed housing.

EPD managed the entitlements and community outreach, and prepared the CEQA document (IS/MND) and traffic study.

The project involved the following approvals:
✔️ General Plan Amendment to change the General Plan land use designation from C – Commercial to MDR – Medium Density Residential.
✔️ Zoning Code Amendment to change the zone from Commercial Retail Zone to Single-Family Residential Zone.
✔️ Variance to allow a reduced perimeter landscape setback along Tyler Street and Jurupa Avenue.
✔️ Planned Residential Development.
✔️ Tentative Tract Map.
✔️ Design Review.
✔️ Airport Land Use Commission: review and override of the ALUC decision by the Riverside City Council.
