EPD Solutions is excited to announce the project approval of the Palmdale Logistics Center for client Transwestern. EPD provided CEQA compliance, entitlement support, and technical services for this project in Los Angeles County.
EPD supported entitlements, provided technical analysis, and prepared an Environmental Impact Report (EIR) in compliance with CEQA.
The project included:
⬛️ A tentative parcel map to subdivide 160 acres into three parcels, a Conditional Use Permit (CUP) for building height, Site Plan Review, and Minor Site Plan Review for screening wall height
⬛️ Two warehouses totaling over 3 million square feet
⬛️ Onsite improvements such as landscaping, sidewalks, utility connections, stormwater facilities, paved parking and driveways.
⬛️ Approximately 17.65 acres of offsite roadway improvements and 2 acres of offsite utility work.
⬛️ Annexation into Los Angeles County Waterworks District No. 40 for water services and Los Angeles County Sanitation District (LACSD) for wastewater services.
This project showcases EPD’s ability to integrate entitlement strategy, technical analysis, and environmental compliance to support large-scale industrial development.
With decades of experience in implementing every aspect of the environmental process, our team understands the complexities of federal, state, and local laws and regulatory procedures, enabling us to create defensible documents and avoid costly delays.
Thank you to the City of Palmdale for the opportunity to contribute to this transformative effort.
Congrats to Transwestern on bringing these remarkable state-of-the-art buildings to the logistics market in a prime, strategically located area, designed to meet growing demand and maximize operational efficiency.
